Q1.From the inquiry until moving in, how long does it take?

Finding accommodation; the general flow:
step1. Your inquiry.
step2. we select properties for your consideration.
step3. visit the properties.
step4. if you find a room you like, fill out application to rent.
step5. application is sent to landlord.
step6. background check by landlord.
step7. sign the contract.
step8. move in.
Depending on the property, it can can be possible to move in between 1 to 2 weeks, but in some cases it can take several months. Before signing the contract, let’s make sure of the possible move-in date.

Q2.Is it ok if I don’t speak Japanese?

Our English-speaking staff will assist you; there is nothing to worry about. However, we ask for your understanding in advance that the contract and the explanation of the major provisions are all subject to Japanese laws and generally concluded in Japanese.

Q3.I have found a perfect place on the website. Can you introduce me?

When you submit your inquiry, please input the name and the number of the property. If the property is still available for rent, we will present to you when you visit our branch store.

Q4.What do I need when we sign the contract?

The residence card, or the passport, of all of the people who will be living in the property. Also, the name of a Japanese person who can be contacted in case of emergency is generally required. Other requirements may depend on the property; please ask our representative for further details.

Q5.How do I pay the rent?

Generally the rent is paid in the following ways: For further information, please ask our representative.

  1. Automatic bank transfer from an account at any financial institution (It takes 1 - 2 months to set up the automatic transfer procedures).
  2. Direct remittance to an account indicated by the management company named in the contract or by the landlord.
  3. In person directly to the landlord.

Q6.I don’t really understand Japanese customs; is there anything I should be particularly aware of?

This will be explained by the representiative, but in general these are the points to be aware of:

  1. Please remember to settle electricity, gas and water services 2 - 3 days before moving.
  2. There are rules for the separation of garbage. The place of collection, the times, and in particular the separation of garbage varies according to where you are living. Please check these in advance and observe the rules.
  3. Noise is the main factor in troubles with the neighbours. Be aware of the volume of TV and other sound devices, and let’s remember to keep the noise under control when bathing late at night, using the vacuum cleaner and washing machine, and when chatting with invited friends.
