Q1.Does it have furniture and electrical appliances?

Accommodations are usually unfurnished for regular rental contracts, (you will have to purchase TV, fridge, bed, curtains, etc); however, properties for monthly rentals are fully furnished and also includes tableware and cooking equipment, so you have almost everything you need for your daily life.

Q2.What about paying expenses, and procedures?

The fees we receive at the start of the contract will vary according to the property, but they are fixed amounts comprising all rent,common charges and other charges.
Our monthly contract does not require deposit, key money, agent fees etc.
The contract procedures are simple. The necessary documents are sent by post or FAX; the rent is remitted, the keys are then handed over and that’s all you need to move in.

Q3.What do I need when I sign the contract?

The residence card, or the passport, of all of the people who will be living in the property. Also, the name of a Japanese person who can be contacted in case of emergency is generally required. Please ask the representative for any other requirements depending on the property.

Q4.What do I do when I vacate the property?

There are no costs payable on vacating the property.
Only the cleaning costs you paid when you signed the contract.
The procedures are simple.

  • Additional costs may be charged in the event of damage.

Q5.I don’t really understand Japanese customs; is there anything I should be particularly aware of?

This will be explained by the representiative, but in general these are the points to be aware of:

  1. There are rules for the separation of garbage. The place of collection, the times, and in particular the separation of garbage varies according to where you are living. Please check these in advance and observe the rules.
  2. Noise is the main factor in troubles with the neighbours. Be aware of the volume of TV and other sound devices, and let’s remember to keep the noise under control when bathing late at night, using the vacuum cleaner and washing machine, and when chatting with invited friends.
